Résumé: تلعب السياحة دور كبيرا في دعم اقتصاديات العديد من الدول و ذلك لما لها من اثر في جلب العملة الصعبة و توفير فرص عمل بالإضافة الى ما تلعبه في دعم القطاعات الاقتصادية الاخرى كل هذا جعل من القطاع السياحي قطاعا ذو اهمية بالغة في السياسات الاقتصادية لهذه الدول خاصة الدول التي تملك مقومات طبيعية و تاريخية كبيرة . يعتبر الاستثمار السياحي حجر الاساس في بناء صناعة سياحية متقدمة و الذي يتطلب تضحية كبيرة من حيث دعمة و تنظيمه و تسييره بغية تحقيق الاهداف المنشودة ، و العنصر الاساسي في دعم الاستثمار السياحي يعتبر العقار السياحي الذي هو اساس كل مشروع سياحي حيث قامت عديد الدول بتسهيل اجراءات الحصول على عقار سياحي و تبسيط الاجراءات القانونية للحصول عليه و من بينها الجزائر و تونس و سنحاول في هذا المقال توضيح الآليات القانونية للحصول على العقار السياحي في كل من الجزائر و تونس . Tourism plays a major role in supporting the economies of many countries, because of its impact in bringing in hard currency and providing job opportunities, in addition to what it plays in supporting other economic sectors. All this made the tourism sector a very important sector in the economic policies of these countries, especially countries Which has great natural and historical components. Tourism investment is considered the cornerstone of building an advanced tourism industry, which requires a great sacrifice in terms of its support, organization and management in order to achieve the desired goals.
